In short: End of tenancy cleaning is a professional-grade deep clean that returns a rented property to inventory-report standard, protecting the tenant's deposit and minimising the landlord's void period. It covers every room, all appliances, windows, carpets, and fixtures — going well beyond a regular clean.

Moving out of a rented property is stressful enough without worrying about whether you’ll get your deposit back. And for landlords, turning a property around between tenants quickly and to a high standard is essential for minimising void periods.

Whether you’re a tenant preparing to hand back keys or a landlord preparing for a new arrival, here’s what you need to know about end of tenancy cleaning.

What Is End of Tenancy Cleaning?

End of tenancy cleaning — sometimes called a checkout clean or move-out clean — is a thorough, professional-grade clean designed to return a property to the condition it was in at the start of the tenancy. It goes significantly beyond a regular clean — closer in scope to a professional deep clean.

Most tenancy agreements include a clause requiring the property to be returned in a “clean and tidy condition” consistent with the inventory report. A professional end of tenancy clean ensures you meet that standard — and protects your deposit against deductions.

What’s Included in an End of Tenancy Clean?

A proper end of tenancy clean covers every room in detail:

Kitchen:

  • Oven cleaned inside and out (including racks, trays, and door glass)
  • Hob, extractor hood, and filter degreased
  • Fridge and freezer defrosted, cleaned inside and out
  • All cupboards and drawers wiped inside
  • Worktops, splashback tiles, and sink thoroughly cleaned
  • Dishwasher and washing machine cleaned (drums, seals, detergent drawers)
  • Bins cleaned
  • All surfaces and appliance exteriors wiped

Bathrooms:

  • Toilet cleaned including behind and around the base
  • Bath, shower, and basin descaled and polished
  • Tiles and grout scrubbed
  • Mirrors and glass cleaned
  • Shower screen descaled
  • Extractor fan cleaned
  • All surfaces wiped

All Rooms:

  • Skirting boards wiped
  • Light switches, door handles, and socket surrounds cleaned
  • Light fittings and shades dusted
  • Windows cleaned internally (sills and tracks included)
  • Radiators dusted between panels
  • Carpets vacuumed (professional carpet cleaning may be required separately)
  • Hard floors mopped
  • Walls spot-cleaned for marks and scuffs
  • Curtain rails and blind slats dusted

The Inventory Report Is Your Guide

The inventory report — the document signed at the start of your tenancy — is the benchmark against which your property will be assessed at checkout. Before booking a clean, dig out this report and compare it to the current state of the property.

Pay particular attention to items marked as “clean” or “professionally cleaned” in the inventory. If the carpets were listed as “professionally cleaned” at check-in, you may need to arrange professional carpet cleaning at checkout — a regular vacuum won’t meet the standard.

Common Deposit Deductions to Avoid

These are the most common cleaning-related deposit deductions reported by the Tenancy Deposit Scheme:

  1. Oven not cleaned — This is the single most common cleaning dispute. A professionally cleaned oven looks very different from a “I gave it a wipe” oven.
  2. Limescale in bathrooms — Taps, showerheads, and glass screens with visible limescale. South Cambridgeshire has hard water, so this builds up quickly.
  3. Grout discolouration — Mouldy or stained grout in bathrooms and kitchens.
  4. Behind and under appliances — The spaces behind the fridge, oven, and washing machine that tenants rarely clean during a tenancy.
  5. Inside cupboards and drawers — Crumbs, spills, and dust inside kitchen and bathroom cupboards.
  6. Window tracks and sills — Dead insects, dirt, and mould that accumulate in window tracks over time.

For Tenants: A Step-by-Step Guide

1. Review your inventory — Understand what standard you need to return the property to.

2. Declutter first — Remove all your belongings before cleaning. You can’t clean properly around packed boxes.

3. Book a professional clean — Book at least a week in advance. End of tenancy cleans are popular at the end of each month, so availability fills up quickly. Expect the clean to take 4–8 hours depending on property size.

4. Keep the receipt — If your landlord or agent disputes the cleaning, a receipt from a professional company is your best evidence that you met your obligations.

5. Do a final walkthrough — After the clean, walk through every room with a critical eye. Check inside cupboards, behind doors, and in corners.

6. Document everything — Take photos of every room after cleaning, including close-ups of the oven, bathrooms, and any areas that were noted on the inventory. Timestamp them.

For Landlords: Making the Turnaround Smooth

Between tenancies is your opportunity to assess the property and prepare for the next tenant. Even if the outgoing tenant has arranged their own clean, a professional check and touch-up clean can catch anything they missed.

Consider scheduling:

  • Professional carpet cleaning if needed
  • Window cleaning (exterior)
  • Any minor maintenance before the new tenant moves in
  • A full property inspection with photos for the new inventory

A seasonal deep clean or spring clean between tenancies can also help maintain the property’s condition long-term. Having a reliable cleaning company that knows your property saves time and stress. We clean several rental properties across Saffron Walden and Haverhill on a regular turnaround basis for landlords who manage their own lets.

What Does End of Tenancy Cleaning Cost?

Pricing depends on the size and condition of the property:

  • 1–2 bed property — £150–£300
  • 3–4+ bed property — £280–£500+

These prices assume the property is in a reasonably maintained condition. If a property hasn’t been cleaned regularly during the tenancy, extra time and therefore cost may be needed.

Professional carpet cleaning is usually charged separately at around £25–£40 per room.
